Data centre CMBS: property credit meets operating infrastructure

How mortgage collateral, tenant income and refinance exposure fit together.

Data centre CMBS securitises mortgage lending against specified property collateral. The analysis must connect property cash flow and valuation with the operational dependencies that allow tenants to use the space.

Find the property and the tenant obligation

Establish the mortgaged interest, included fixtures, leases and any excess land. Separate landlord-owned power and cooling systems from customer-owned servers. A mortgage over a data centre does not establish a security interest in every GPU inside it. Check ground leases, access and competing claims where the property is not owned outright.

Bridge rent to sustainable cash

Reconcile contracted rent with recoveries, power arrangements, service costs, maintenance and reserves. Analyse expiry concentrations, renewal options and fit-out obligations. A highly leased building can face near-term renewal spending or concentrated tenant credit. The lease schedule and sustainable cash definition matter more than occupancy alone.

Read the value denominator

Loan-to-value depends on which valuation is used. KBRA describes CONE 2026-DFW3 as a single-borrower CMBS backed by a mortgage on two adjacent data-centre assets and excess land in Allen, Texas. Its rating analysis uses its own cash-flow and valuation assumptions, which should not be substituted for an appraiser or sponsor figure without a label.

Test the refinance rather than assume it

Interest-only debt can leave most principal outstanding at maturity. Stress capitalisation rates, sustainable income and the cost of new financing together. Check extension conditions and reserve requirements. A property can remain occupied while failing to support the same refinancing leverage at the next maturity.

Working checklist

Questions to take to the documents

  1. What assets, leases and land interests are actually mortgaged?
  2. Which valuation and cash-flow basis are used for each leverage ratio?
  3. What tenant expiry and principal balance coincide with refinancing?
