Financing powered land: prove the power milestone
A financing framework for land, connection rights and delivery risk.
Powered land should be underwritten as a bundle of evidenced land and electricity rights at a specific stage. A grid application, accepted connection offer, completed substation and fully commissioned data centre are different assets and should not share one assumed value.

Define what is controlled today
Separate freehold or leasehold land, planning position, utility applications, connection agreements and completed works. Identify the relevant capacity basis and delivery date. Check whether rights belong to the borrower, an affiliate or a seller, and whether they survive a security enforcement or change of control.
Map costs and milestones
List deposits, network security, connection charges, enabling works, generation or backup equipment, and the remaining capital required before customer revenue. Determine who can change the programme and which dates are binding. A project may control land well before it controls a usable electricity supply.
Treat utility credit as an input
Yondr's disclosed global letter-of-credit facility supports utility-related security requirements. This is a useful example of financing a power dependency, but it does not certify issued LCs, named site allocations or energised megawatts. Follow the path from available credit to the actual utility instrument and then to delivered infrastructure.
Size to the next financeable state
A land-stage lender needs a credible route to a permitted, connected and developable asset, with enough liquidity for delay. Test alternative uses, cancellation costs and transfer restrictions rather than valuing only a finished campus. Keep projected IT load separate from power available at the network boundary.
Questions to take to the documents
- What legal rights and physical works exist as of the valuation date?
- Which party bears connection delay and cancellation costs?
- Can the relevant power and land rights transfer together?
