October 2026 research briefing: follow the obligation
Three questions that connect contract credit, delivery and financing economics.
The most useful distinction in AI infrastructure finance is often between the headline relationship and the obligation that pays the debt. This briefing draws on selected dated disclosures already in the register; it is an analytical reading, not a list of every transaction announced this month.
Customer credit is only one part of the payment chain
IREN and River Bend provide different examples of customer-related support. The relevant questions are who owes money, what performance is required and which creditor can enforce the claim. A recognised customer brand does not bridge a missing guarantee or remove service-delivery conditions.
Development liquidity deserves its own model
The construction and utility-credit cases show different steps toward a revenue-producing campus. Credit capacity, issued security, completed electrical works and customer acceptance need separate evidence. Model delay against both cash runway and remaining contracted revenue, rather than shifting the launch date without changing the funding requirement.
A disclosed rate is not a comparable financing cost
Fixed coupons, floating margins, commitment fees and convertible coupons must retain their basis. A financing IRR needs dated net proceeds, fees, debt-service and repayment cash flows. Where these are incomplete, a precise all-in league table would be misleading. The public methodology explains the exclusions.
Actions for the next review
- Review the legal payer and support beneficiary for a selected financing.
- Move a project launch date and calculate the resulting liquidity requirement.
- Check whether any apparent pricing comparison mixes coupons and margins.
