Data centre construction finance
Funding a build from land and power milestones to a financeable operating asset.
Construction finance provides staged funding for eligible development costs. Its central credit questions are whether the asset can be completed, whether enough liquidity remains through delay, and how the completed project will repay or refinance the debt.

Reconcile the full cost to complete
Use a dated cost plan covering land, enabling works, electrical equipment, cooling, fit-out, fees, taxes, interest and contingency. Distinguish contracted fixed costs from open procurement and customer scope changes. A facility cap is not a cost-to-complete guarantee; calculate the remaining sources and uses at each draw.
Link each draw to evidence
Map loan conditions to permits, land rights, equity, insurance, independent certification and eligible invoices. Trace power delivery separately from building completion. Imported equipment, testing capacity and utility works can sit outside the main contractor's control. The critical path should identify who controls each milestone and who bears a missed date.
Measure delay in cash and contracts
Move revenue commencement, interest, fees, contractor payments and operating costs independently. Check longstop dates across customer and finance contracts. A delay can consume liquidity and reduce the remaining revenue term simultaneously. Cost-overrun support needs a reliable provider, clear trigger and sufficient remaining capacity.
Separate the construction facility from platform debt
Vantage's June 2025 announcement describes both a construction financing and a corporate facility increase. DataBank's facility history illustrates another staged development financing. Keep these facilities and their amendments distinct: the resulting total commitment and its increment are not two separate inflows. Drawn balances require separate evidence.
Questions to take to the documents
- What is the funded cost to complete under a delayed opening?
- Which milestones sit outside the main contractor's responsibility?
- What are the conditions for a term-out or refinancing?
