UK data centre financing
Campus securitisation, development credit and the evidence behind power delivery.
The UK view connects disclosed financing structures with the land, power and customer obligations behind a campus. It is a research starting point, not an estimate of UK capital raised or an exhaustive project pipeline.
A campus can access several forms of finance
Yondr's Slough securitisation is a selected disclosed UK example. Distinguish securitisation proceeds from earlier development borrowing, later refinancings and parent facilities. One campus may appear in several dated observations without representing several new projects.
Power rights need their own evidence
A UK planning location or a utility-related LC facility does not prove a particular campus is energised. Record the agreement holder, capacity basis, delivery stage and transfer conditions before linking a power milestone to debt capacity.
Compare the legal and cash-flow perimeter
Keep property finance, operator corporate borrowing and equipment finance separate. Identify whether customer receipts, landlord rent or a wider corporate business service the relevant debt. Location alone does not make them comparable.
